What is Home Staging

What is Home Staging
Home staging is about creating an illusion. It’s about creating the illusion that inspires brightness, cleanliness, warmth and most importantly happiness. It’s about creating the illusion that you are already living in the perfect house as if it is your own. It makes home buyers want to instantly buy your home!

In a sluggish real-estate market, homeowners sometimes have to take extra steps to make a sale. For sellers trying to make a good impression, home staging has become a popular way to increase a home’s selling price and decrease selling time.

Remember, your home is no longer your home – it is a product on the market!

The objective of home staging isn’t to improve the house itself. The fixtures and fittings; kitchens; and bathrooms will all stay the same, even if they are dated – replacing them is not within the remit of a home stager. Instead, think of it as ‘dressing’ a home for sale.

Few prospective homebuyers can visualise a home’s potential unless it’s staring them in the face. They can’t look past disorganised or crowded rooms or visualise what an empty room looks like with furniture. Buyers get distracted with all the little things that need doing or mending. With home staging buyers don’t need to imagine a house at its best, as all the work has been done for them.

Imagine your home is about to be the subject of a four page spread in Garden & Home, or Home magazine. What would you do to prepare each room so it looks its very best for the photographer? Perhaps you would move furniture around to accentuate a feature, or have a grubby wall repainted. It’s really about looking at your house with a critical and objective eye.

If you’ve lived in your home for more than a decade or two, you may find that you can’t be objective; you’re just too close to it. Or perhaps you don’t have the time, or the necessary skills, to bring the best out of every room. In which case, commissioning a home stager could be a very worthwhile investment.

Buyers are busy people. They want a house that is ready to move into. They watch home TV shows and read home magazines. They are looking for something as close to ideal as possible whatever their budget. Home staging aims to come as close to the ideal as possible, whatever the price of the house.
